Toronto Vacant Home Tax February 2,2023
Have
you received your Vacant Home Tax notice in the mail?
All
Toronto residential property owners must submit a declaration of their property’s
2022 occupancy status by February 2,2023
A
declaration is not required if the property does not contain a residential unit
(for example, vacant land, parking space or condominium locker). A residential
unit is comprised of one or more self-contained units that include a dedicated
washroom and kitchen.
Though
all homeowners are required to submit a declaration of occupancy status, the
tax does not apply to:
- properties that are the principal residence of the
owner
- properties that are the principal residence of a
permitted occupant or tenant
- properties that qualify for an exemption
Residential properties that remain vacant for more than 6 months in any year,
or where a property owner fails to make a declaration by the required due date
will be subject to pay the vacant home tax, at a rate of 1% of the property's
2022 Current Value Assessment (CVA). Late declarations may be subject to a fine
of $250.00.
